2021 has been quite the year. The COVID-19 pandemic continues and the world makes adjustments based on the rise and fall of COVID cases and deaths. Our economy in many ways reflects these ups and downs. We are experiencing problems with supply and demand which has led to higher prices for gas, food and other items. Many employees throughout our region are still working from home with their return-to-work dates pushed forward due to increased COVID cases. Some businesses have been quite successful during the pandemic while others are no longer in business. How does all of this impact the commercial real estate industry?
On December 2, please join the NAIOP Board of Directors for the chapter’s Annual Meeting and Luncheon. In addition to the Annual Meeting, we will have the opportunity to network and see old friends and colleagues. Ray Owens, a senior economist and policy advisor for the Federal Reserve Bank of Richmond, will provide insight into what’s ahead in 2022 for the financial markets, manufacturing and service sector activity, commercial real estate markets and economic development.

Over a year ago, Dr. Gregory Washington, became the eighth President of George Mason University. He is regarded nationally as a strategic and collaborative solutions-oriented leader who is committed to providing opportunities for students of all backgrounds. Prior to joining Mason, Washington was the dean of the Henry Samueli School of Engineering at the University of California, Irvine (UCI). In his seven years at UCI, Washington expanded undergraduate enrollment in the engineering school by 1,100 students and graduate enrollment by more than 200. Washington was also responsible for recruiting and hiring one of the most diverse engineering faculty cohorts in the country, with more than 40 percent of his 60 hires being women or from underrepresented groups. In addition, he raised more than $100 million in public and private philanthropy for the engineering school, including more than $15.5 million in gifts targeted to reach more diverse student populations.
George Mason University is the largest public university in Virginia with campuses in Fairfax, Arlington, Prince William and Korea. It is a leading example of a modern, public research university that serves as an economic engine in its region. Academic Ranking of World Universities recognized Mason as one of the top 200 research universities in the world. George Mason University continues to grow and expand with Virginia and the Northern Virginia region offering programs and degrees in many new areas. With the HQ2 announcement, the expansion of INOVA and the MICRON facility in Manassas, industry will continue to look to George Mason University to lead the way, train students and expand campuses.

In 2018, Northern Virginia landed the two largest economic development projects in a generation. As both of these take shape, what is next on the horizon for Northern Virginia and the rest of the Commonwealth of Virginia? On July 15, NAIOP Northern Virginia is hosting a Lunch with Stephen Moret, President and CEO of the Virginia Economic Development Partnership (VEDP). The Partnership's mission is to encourage, stimulate, and support development and expansion of the Commonwealth's economy. To accomplish these objectives, the Partnership focuses on business recruitment, expansion, and international trade.
As we exit the COVID-19 economy, economic development continues to be the number one priority for the state. Business investment and job creation are critical over the next 12-18 months. How are different portions of Virginia stacking up and what is in store for Northern Virginia? Come learn more about the companies that are headed to Virginia, the types of industries that the Governor is pursuing, and what efforts the Governor and the VEDP are making to enhance economic development.

While the industrial sector was already primed for growth nationwide due to e-commerce, the pandemic served to accelerate that growth as in-person consumerism decreased significantly, more goods became available for delivery, and companies increasingly needed industrial spaces to make their new model work. But, industrial serves more than just e-commerce. Many of the small businesses that make up a large portion of the economy also rely heavily on industrial properties. The Metropolitan Washington Airport Authority (MWAA) oversees two regional airports as well as the Dulles Toll Road and construction of the twenty-three mile extension of Metro to Reston, Dulles and Loudoun County. In April 2021, a major milestone of Project Journey at Ronald Reagan Washington National Airport (DCA) is slated to be completed with the opening of the new fourteen gate concourse. This is part of a $1 billion investment in passenger safety, security and efficiency which does not add capacity at DCA. Concurrently, the air travel business is beginning to recover. What does all of this mean for our regional economic success?

NAIOP Northern Virginia has designed a basic course for real estate professionals from NAIOP member companies who want to learn how fundamental real estate decisions are made. During seven sessions, the course will examine the real estate development process from a practitioner’s perspective – and will show how successful developers actually think about and solve problems. A specific development site will be the focus of the seminars. Each program module will provide the participants with a systematic approach to development and will introduce them to leading real estate professionals in an informal setting. The final session will be a site visit to the project.
