On Tuesday, November 30 NAIOP Northern Virginia members met for Lunch with Steve Goldin, Director of Real Estate for the Washington Metropolitan Area Transit Authority (WMATA). Goldin is responsible for overseeing 35 million square feet of public/private Transit Oriented Development (TOD) in the District of Columbia, Maryland and Virginia, while working closely with key Federal officials to advance public policy to foster TOD nationally.
Considered a national authority on TODs, Goldin previously served as Chairman and Chief Executive Officer of InterCap Holdings, a Princeton, NJ firm specializing in mixed-use TOD; Director of Planning and Development for Woodbridge, New Jersey; and, President of the Woodbridge Economic Development Corporation.

Golfers from the Virginia's Golden Crescent commercial real estate development community joined together on October 4 for a day of networking and golf at the famed Golden Horseshoe Gold Course in Williamsburg. This was an opportunity to play one of Virginia's great courses and also spend time with their counterparts in commercial real estate from the Greater Richmond and Hampton Roads areas. This day of great golf and great networking was all for a good cause - supporting the political activities of the Virginia Association for Commercial Real Estate (VACRE).

The NAIOP Northern Virginia Developing Leaders Committee hosted a Kick-Off Event on Wednesday, September 22, at Park Tower in Falls Church. The event was sponsored by ING Clarion.
Over 290 people from across the region registered to join the committee for a fun-filled evening that included good food and music, fabulous door prizes, and networking with peers and leaders from all sectors of the business.
The Developing Leaders Committee held the event to introduce the group to current NAIOP members and non-members, and to promote their mission for engaging the 35 and under segment of professionals in the commercial real estate development industry. The committee is dedicated to accomplishing this through their four pillars of involvement - Education, Mentorship, Community Outreach, and Social/Networking.

Back to Business Networking event co-hosted by NAIOP Northern Virginia and NAIOP Maryland/DC. NAIOP members got one of the first behind the scenes look at the soon to be completed United States Institute of Peace Headquarters (USIP). Overlooking the Lincoln Memorial, this beautiful facility is sure to become one of the iconic buildings in Washington, DC. In addition to tours of the building, everyone enjoyed cocktails, hors d'oeuvres and networking with members of both NAIOP chapters.
Located at the northwest corner of the National Mall, the new building will serve as the headquarters of the Institute of Peace and a national center for the advancement and study of peacebuilding. The 154,000 sq. ft. facility will include a Public Education Center, a research library and archives, classrooms and a world-class conference center. USIP will also house over 20,000 sq. ft. of exhibit space as well as a public plaza, curving fountain and garden.
Following a nationwide competition renowned architect Moshe Safdie and his firm Moshe Safdie and Associates were chosen to design the new facility. The result is a breathtaking design which serves as a statement to the importance of peace. The building consists of three distinct sections linked together by atriums and large span undulating roofs. The roofs form a series of "wings" constructed of steel frame and white translucent glass. The spectacular wings are white during the day and will glow with light from within at night.

Those looking for some pointers on how to put together an Awards submission, attended this FREE Members Only Breakfast Seminar and heard great ideas and received help on how to submit their entry for the 24th Annual Best of NAIOP Northern Virginia Awards. Guest speakers Kathryn Ciliberti, Director of Business Development, DBI Architects, Inc., and former Vice-Chair of Special Events for NAIOP Northern Virginia, and Margaret Konkel, Assistant Professor of Interior Design at Marymount University, who is both a former judge and a former winner, provided their unique perspective on what it takes to submit a winning entry.
Attendees at this free seminar and gained insight on how to assemble a submission package, including the proper writing techniques for the narrative, entry-specific photos which reflect quality aspects of your project, and information on how to produce a stunning marketing board to showcase your entry the night of the event. Attendees also had the opportunity to view the winning entries from last year.
The Best of NAIOP Northern Virginia Awards are judged based on the entry submittal materials only. There are no site visits.

On Tuesday, July 20, NAIOP Northern Virginia hosted their annual Mid-Year Forecast. In addition to our traditional commercial real estate statistics and commentary on the regional market, presented by Spencer Stouffer, one of Northern Virginia's top brokers, speakers discussed the work of The 2030 Group, an effort that is spearheaded by some of the premiere business leaders in the greater Washington region.
The 2030 Group's mission is to help focus business, civic and elected leaders on long-term growth prospects facing the Washington, D.C. metropolitan area and to encourage the regional leadership and cooperation required for good sustainable growth. The 2030 Group President, Bob Buchanan, set the stage for presentations from Dr. Stephen Fuller and Dr. Jacques Gansler regarding the growth trends for the next twenty years. Their numbers are mindboggling, particularly when they project the need for 35,000 new housing starts a year for the next twenty years. Where will they go? Will there be the infrastructure to support this housing? What will be the needs for commercial development? Is there hope for true regional cooperation between the local jurisdictions and states?

Signs of life are returning to the capital markets. Virtually all lenders - CMBS, banks, life companies and specialty lenders - want to make loans but deals are scarce. Lenders are adjusting their requirements for borrowers and their targets for returns. While trophy properties in major markets are seeing most of the increased lender interest, assets in secondary markets are also attracting stronger interest. Lenders are increasing the amount of leverage they are offering, and reducing loan spreads. The first multi-borrower CMBS since 2008 priced in April, and several mortgage REITs have entered the market, ready to buy debt and make new loans.
On Thursday, June 17, attendees heard about the state of the commercial real estate debt markets as the region continues to emerge from the downturn. The Panel of finance experts talked about what terms they are offering and what deals they are seeing in this market, as well as their projections for the future. For the past two years, NAIOP Northern Virginia members have worked with representatives of George Mason University to create the Center for Real Estate Entrepreneurship (CREE), a project initiated by our chapter. The State Council of Higher Education in Virginia has approved Mason's request to offer a Master's in Real Estate Development. Classes are scheduled to begin at Mason in the Fall of 2009. In addition to a Master's degree, Mason will also offer certificates in various real estate related topics.
In an effort to promote the new real estate related programming offered by Mason, NAIOP members, who are directly involved in the Mason CREE program, have been hosting box lunches in their offices. Our hosts from Tishman Speyer were joined by Mark Hassinger (WestDulles Properties, Inc.), and several officials from Mason and provided information about the educational opportunities offered at Mason through the Center for Real Estate Entrepreneurship.

The nationally acclaimed NAIOP Northern Virginia Bus Tour was held on Thursday, May 6, 2010.
The 2010 Tour was the Outside the Beltway version - focusing on the western and northern parts of Fairfax, eastern parts of Loudoun and northern parts of Prince William. It looked at the submarkets of Tysons, Reston, Herndon, Route 28, Dulles Greenway, Route 50, I-66 and Route 7. Office and industrial projects, new construction, site plan approved projects, and major blocks of new or relet space of 40,000 contiguous square feet or more were highlighted on the tour.
The NAIOP Northern Virginia Bus Tour is not only the premier Bus Tour covering all of Northern Virginia but it is also recognized as one of the most successful commercial real estate bus tours in the United States, thanks to the great work of our members. The Bus Tour Sold Out.

There is no doubt that Bob McDonnell has had his hands full since becoming the Commonwealth of Virginia's seventy-first governor on January 16. With the General Assembly already in session and a growing budget deficit, he has had to address issues as diverse as job creation initiatives to off shore drilling for oil and gas exploration to anti-bias protections for gay state employees.
When the General Assembly left Richmond in March, the $4 billion budget deficit was closed with severe cuts in state programming, increased user fees, and $620 million in borrowed funding from the Virginia Retirement System. The bulk of the legislation that could have been detrimental to the commercial real estate industry was either killed or carried over to the 2011 session. The Governor has announced that over the remainder of the year, he will appoint commissions which will focus on Higher Education Innovation and Government Reform.
Unfortunately, the Governor and the General Assembly have not addressed one of the most pressing problems in the Commonwealth transportation. At a minimum, he may propose selling $500 million in transportation bonds before the end of the year but the state must produce the revenue to insure them. He has also said that he will consider calling a special legislative session on transportation if he believes the General Assembly can reach agreement. There are many who do not think that is possible.

NAIOP Members had a candid discussion with Bob Peck, Commissioner of the Public Building Service, GSA on February 19. As Commissioner, Peck is responsible for the nationwide asset management, design, construction, leasing, building management, and disposal for 361 million square feet of government-owned and leased space, accommodating 1 million federal workers. Additionally he oversees an annual budget of more than $8 billion and 6,300 employees.

On Thursday, February 4, NAIOP Northern Virginia presented its Annual Real Estate Market Forecast. It included a statistical overview of 2009, trends for 2010, information on what tenants are looking for and what landlords are prepared to give it was everything you have come to expect from a NAIOP Northern Virginia forecast!
Back by popular demand were Dave Millard, Executive Director for Cushman & Wakefield of Virginia and Kevin Thorpe, Chief Economist, Market Research, Cassidy & Pinkard Colliers. These veterans of the local commercial real estate industry provided specifics pertaining to the Northern Virginia submarkets. We also welcomed Larry Pobuda, 2010 Chairman of NAIOP Corporate, who began the program with an overview of the national scene.
