At NAIOP Northern Virginia's Annual Meeting and Luncheon on Wednesday, December 19, we will focus on economic development, a timely topic. Northern Virginia leads the region and the Commonwealth in job growth and investment. What are the attributes that make us such a great location and how do we build on these to continue our growth? What are the biggest challenges and biggest assets in recruiting and retaining businesses in our region?
Northern Virginia's big corporate relocation expansion success stories, such as VW, Hilton, Nestle, MICRON, Lidl and now Amazon, are spread out over several years. Is this a good pace of growth? How does bringing in a big relocation or new location help existing small- and medium-sized businesses? Is it better to focus on attraction or retention?
Each of Northern Virginia's five major jurisdictions has a specialized commitment to economic development - government agency, quasi-government agency or a private organization. How does this impact their creativity, confidentiality and success in recruiting/retaining business? Is one of these structures better, and what can each community learn from the others?
Join us as we explore these important issues and cap off an active year in Northern Virginia's commercial development community.

Virginia House of Delegates Speaker Kirk Cox address NAIOP Northern Virginia members at luncheon.
On Thursday, November 29, please join NAIOP Northern Virginia for Lunch with ... Kirk Cox, Speaker of the Virginia House of Delegates. In January of this year, Kirk Cox was unanimously elected the new Speaker by the members of the House of Delegates. As Speaker, he holds the third most powerful position in Virginia's government. Cox has served as a Republican member of the House of Delegates representing the City of Colonial Heights and a portion of Chesterfield County since 1990. He is the first public school teacher to serve as Speaker. Cox was the Majority Leader from 2010 until he was elected to his current position. As Speaker, he serves as Chairman of the House Rules Committee, is a member of the Joint Legislative, Audit, and Review Commission (JLARC) and controls all legislation that is considered by the House of Delegates.

NAIOP Smart Building Lunch and Learn 5 MB PDF
The lunch and learn series of programs are small educational events held throughout the year that focus on specific topics within the commercial real estate development industry. Topics are selected by the Developing Leaders Committee from areas such as legal, marketing, management, finance, construction, technology, development, and professional development.
Smart Buildings: Technology is evolving at an unprecedented pace. We seem to be 5-10 years away from the autonomous vehicle being the new norm. We can now stand in our kitchen, say "set the mood" and our homes can dim the lights, turn on slow jazz and light a fireplace. The age of the Jetsons' is truly upon us. With the possibilities endless, we are now only bound by our imagination.
The couple of examples above are made possible through connectivity. The obstruction sensors on the perimeter of the vehicle can communicate to the engine and steering wheel, and can guide the vehicle to its destination. The home automation devices can communicate with the user directly, and control the components of the home.
Commercial real estate professionals can take advantage of connectivity to better maintain a facility, provide a better occupant experience, provide better security, save energy ... etc. Successfully constructing and maintaining a smart building requires two things, the technology must exist and there must be a collaborative effort from all parties throughout the life cycle of the building.
During the presentation we will discuss new technologies, demonstrate the value they can bring to a facility and its stakeholders, and discuss the process to develop, design and construct Smart Buildings.

On Tuesday, June 26, NAIOP Northern Virginia will have Lunch with ... Katie Cristol, Chair of the Arlington County Board. Chair Cristol was elected to the County Board in 2015 and elected, by her board peers, to be chair in 2018. She serves as the Secretary Treasurer of the Northern Virginia Transportation Commission, Vice-Chair of the Operations Board of The Virginia Railway Express, and represents Arlington on the Northern Virginia Transportation Authority and COG's Human Services Policy Committee. Cristol is also Co-Chair of Arlington's Project PEACE, an inter-agency collaboration to address domestic and sexual violence in our community.
Arlington continues to enjoy long term economic success due its proximity to Washington DC, its progressive and deliberate planning efforts which have resulted in the concentration of development in its Metro Corridors, and its positive business atmosphere. In our highly competitive region, Metro is expanding with new service areas, other communities are developing new downtowns/urban centers, and jurisdictions are implementing policies to streamline and expedite plan approvals and building permits. How is Arlington preparing itself for the next generation? Are major corporate relocations a reality for the Arlington market? Is the County's long-time heavily negotiated "community benefits" package in need of change? Are the County's standard site plan conditions still relevant or are they in need of an overhaul? These and other topics are up for discussion with Chair Cristol.

Egelanian Presentation 14 MB PDF Weilminster Presentation 10 MB PDF
NAIOP panelists Nick Egelanian and Chris Weilminster talk with Moderator Marc Menick about current retail trends and what is next.
Like many other real estate asset classes, retail is becoming experiential, not transactional. In other words, the traditional sale of consumer goods has changed and the retail experience is transitioning with it. Medical, community, cultural, recreational, educational, and functional uses are also seeking out traditional bricks and mortar spaces. Even office and senior housing uses may merge with retail at the right locations.
Where are the opportunities to buy and create value in retail space? What are institutional real estate investors buying and selling? And, what is the impact of e-commerce?
On June 5, NAIOP Northern Virginia will host a group of experts on the topic of retail for an in-depth discussion of the ever evolving retail industry.

NAIOP Panel, from left, moderator Mark Ramirez and panelists Adam Peters, Steve Smith, Carmen Strauchon, Jon Penndorf, FAIA, and Jerry Kilkenny.
With more than seventy percent of the office buildings in Northern Virginia over twenty years old, owners are looking for ways to make buildings new again. The repositioning of these assets is a solution that is resulting in tenant activity for these projects and revitalizing area submarkets.
On March 6, our panelists will focus on this trend from the perspectives of three repositioning case studies: 200 Stovall Street in Alexandria, 2121 and 2201 Cooperative Way in Herndon, and Ballston Quarter in Arlington. Each of these projects are in different phases of completion. Learn from some of the region's premier developers/owners and architects why each project was targeted for repositioning, the challenges associated with the work, and the outcomes, including the ever-important return on investment.
